Balchik Property, A Lifestyle Choice

Whilst there are far less property investors out there right now, for Bulgarian property or anywhere else, there are still many lifestyle buyers. Frequently, these are buyers who have savings and are seeing that prices have adjusted, so believe that this is an opportune moment to buy. One of the best choices for a lifestyle purchase is in or near a yachting harbour or marina for long term benefits. With easy access, all facilities, in upmarket and glamorous surroundings, Balchik, on the northern Black Sea coast, offers potential for economic growth, making it increasingly attractive for lifestyle property purchasers. Marina living is highly sought-after as it offers a feeling of exclusivity right on the sea, combining chic and ocean-front.

Balchik is a really pretty town and yachting harbour, sat 'terrace-like' overlooking a charming bay only 32 kms north of the city of Varna and its international airport. If you've been dreaming of owning a sea-view property in such a high-end location, then look no further as the prices of properties in the marina part of Balchik and nearby will surprise.

It is an ideal choice for those seeking an elite sea resort with extraordinary natural beauty yet within 40 minutes of the airport. The town is full of character, neither too small nor too large with around 13,000 inhabitants, and has seen a growing reputation as an excellent holiday destination. Strict planning and zoning regulations restrict mass development and enhance its appeal. Not forgetting that at the moment, prices are incredible reasonable. Striking white rocks rise from the sandy beaches with the town perched along winding cobbled streets up through the hills.

Apart from the major tourist attraction of the beautiful ancient palace and the botanical gardens, there are also surrounding world-class signature golf courses. BlackSeaRama is being officially opened in a week by Gary Player, the signature designer himself. Gary Player is also the designer of a second course in the area under construction, Thracian Cliffs, which will be one of the few links courses in the world. Nearby, is a third course designed by Ian Woosnam, Lighthouse.

The yachting fraternity will not be disappointed with numerous events, which included the Kaliakria Cup for the second time this year, with international participants. Just before this event this year, there were loads of very smart fat yachts in the harbour! And, if you don't have your own yacht, then you can easily charter one to explore more of this magnificent coastline by sea.

Shopaholics can fulfill their desires with numerous small boutique shops and the latest news that Carrefour, the largest retailer in Europe, is going to open in nearby Dobrich. If that doesn't satisfy you, then Varna most surely will. This is the most 'western-style' city in Bulgaria and set right on the sea. Only 40 minutes from Balchik and full of charm, shops and numerous eateries.

Just north is Kalakria Resort, a luxurious place where you can enjoy the Totally Romantic Bar, with panoramic sea views, whilst sipping an aperitif sat by the large infinity pool. Different evening events are held throughout the season, including jazz evenings.

When you are tired of watching the yachts bobbing on the waves, their comings and goings, from the luxury of your patio, you can drop south to Albena and lie on the famous beach to top up your tan. After a hard day at the beach, head back to Balchik for dining on the seafront. Hemmingways restaurant remains ever popular and Veroni's pizzeria will have you dancing 'til dawn if you want.

Buyers will have different reasons for selecting the location of purchasing in or near a yacht harbour but it is nearly always a lifestyle one. Some are keen on yachting or boating; others want an upmarket location with sea views; others just want to be able to swim. The most popular choice of property amongst such purchasers are those properties which are absolutely read to move into.

The agents who have marina homes on their books are usually knowledgeable about the ups and downs of investing in this type of location. We spoke with Accordia Properties, based in the centre of the town, who told us "Most of our buyers are looking for quality property with excellent sea views. They particularly like those homes which have large terraces and huge windows so that they can look at at the sea all the time and make the most of outdoor dining in the summer months. The marina and nearby has become of particular interest to those who are looking for a great lifestyle and want a home to enjoy with their family, often retiring here.

It is one of the prettiest places on the coast and attracts foreigners, which means it is generally bustling during the tourist season. Prices are remarkably affordable and our customers are generally surprised that they can get marina living at this kind of price. 'Marina City' development, offers a combination of championship golf and marina, so it is sure to enhance the area and ensure capital long term gain for apartments.
